Let’s make this simple:

If water is flowing onto your patio instead of away from it…

You’ve already lost.

Here’s what I see constantly:

• Missing gutters
• Downspouts dumping directly onto pavers
• Patios built at the lowest point of the yard
• Mulch beds or grass sitting higher than the patio
• No drainage path

Most homeowners don’t know what to look for.

And some installers count on that.

Here are shortcuts I see all the time:

❌ Poor or missing edge restraints
→ Patio spreads and shifts over time

❌ Steps without proper footing
→ Sinking, twisting, separating

❌ Not excavating wide enough
→ Edges fail because there’s nothing supporting them

And the worst part?

Everything can look perfect…

Until it doesn’t.

5. Function Matters More Than Looks

This is where reality hits hard.

Things people don’t think about:

🔥 Grill placement
→ Grease stains are real

🚪 Distance from the house
→ That 25-foot walk feels a LOT longer in the rain

💺 Metal furniture
→ Rust stains everywhere

But here’s the good news:

Most rust stains are preventable.

At my own house, we use:

• Plastic shims under heavy items

Don’t put outdoor rugs on your pavers.

This might be the easiest thing you can do…

And almost nobody does it.

Before building anything:

Spend a few weekends watching your yard after rain.

Look for:

• Where water flows
• Where it pools
• Where it stays wet
• Where sun hits
• Where shade sticks around
• Where grass struggles

This alone can save you thousands of dollars…

And years of frustration.

7. Elevation Is a Dealbreaker

If your patio is sitting at the lowest point of your yard…

It will fail.

Period.

You need to raise it.

Yes, it costs more.

No, you won’t want to hear that.

But your two options are simple:

Raise it now
or
Pay for it later

8. You Might Not Even Be Allowed to Build It

Here’s something most people never hear until it’s too late:

In many townships, you can’t just build a patio wherever you want.

Because of stormwater regulations and impervious surface limits.

Your property is only allowed to shed a certain amount of water.

And a patio?

Adds more runoff.

Depending on your township, you may need:

• Permits
• Drainage plans
• Runoff calculations
• Engineered solutions

Ignore this?

You could be dealing with:

• Stop-work orders
• Fines
• Forced removal
• Drainage issues affecting your home or neighbors
